JOB SUMMARY
Achieves sales objectives and builds revenue through conversion of
inquiries to rentals, promoting self-storage in the community.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Achieves sales objectives and builds revenues through maximizing
conversion of telephone and walk-in inquiries into rentals,
promoting the assets(s) in the community and recommending and
implementing marketing strategies based on competitive
information.
Maintains appropriate financial controls and achieves financial
goals by accurately managing cash and balancing receipts, making
collections, posting payments and processing daily bank deposits
accurately and timely, operating within prescribed budgets,
following up on delinquent accounts, approving and forwarding all
invoices as required.
Consistently practices effective customer service techniques
through answering phones in a friendly, pleasant, and professional
manner, greeting customers promptly, enthusiastically and
professionally, knowing and presenting the features and benefits of
the property at all opportunities and resolving customer problems
timely and effectively.
Maintains timely and accurate administrative processes throughout
all job duties by maintaining accurate records for each customer
including contracts, insurance, and change of address forms,
addendums, and any correspondence to or from customers.
Maintains accurate merchandise inventory.
Keeps updated and accurate auction files. Knows applicable auction
lien laws. Compiles required and assigned reports and projects
correctly and timely.
Achieves lease up goals by utilizing effective advertising.
Recommends marketing strategies.
Consults the Policy & Procedures manual on a regular basis for
answers, clarifications, and consistency.
Effectively directs Storage Consultants and Maintenance Workers to
assist with successful running of the facility and accomplishment
of duties. Monitors security system and resolves security problems;
performs lock checks on a daily basis.
Regularly audits the physical condition of a facility. Performs
minor maintenance in accordance with Client's maintenance standards
as well as working with any contractors hired for minor and major
improvements. Ensures that company standards of cleanliness and
appearance are met or exceeded.
Assists customers with truck rentals at some locations.
Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Provides formal supervision to individual employees within single
functional or operational area. Approves subordinate's
recommendations for staff recruitment, selection, promotion,
advancement, corrective action and termination. Effectively
recommends same for direct reports to next level management for
review and approval. Plans and monitors appropriate staffing levels
and utilization of labor, including overtime. Prepares and delivers
performance appraisal for staff. Mentors and coaches team members
to further develop competencies. Leads by example and models
behaviors that are consistent with the company's values.
QUALIFICATIONS

EDUCATION and EXPERIENCE
Bachelors degree from four-year college or university; plus 2 to 5
years related experience and/or training; or equivalent combination
of education and experience.
CERTIFICATES and/or LICENSES
Must have a valid driver's license and reliable transportation to
travel to a various properties with the assigned area.
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex
business documents. Ability to respond effectively to the most
sensitive issues. Ability to write reports, manuals, speeches and
articles using distinctive style. Ability to make effective and
persuasive presentations on complex topics to employees, clients,
top management and/or public groups. Ability to motivate and
negotiate effectively with key employees, top management, and
client groups to take desired action.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial terms and principles.
Ability to calculate figures and amounts such as discounts,
interest, commissions, proportions, percentages, area,
circumference, and volume. Ability to forecast and prepare budgets.
Conducts financial/business analysis including the preparation of
reports.
REASONING ABILITY
Ability to solve advanced problems and deal with a variety of
options in complex situations. Requires expert level analytical and
quantitative skills with proven experience in developing strategic
solutions for a growing matrix-based multi-industry sales
environment. Draws upon the analysis of others and makes
recommendations that have a direct impact on the company.
OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite
While performing the duties of this job, the employee frequently is
required to stand, walk, sit, and reach with hands and arms. The
employee is occasionally required to climb or balance; stoop,
kneel, crouch, or crawl; and smell. The employee must frequently
lift and/or move up to 35 pounds and occasionally lift and/or move
up to 50 pounds. Specific vision abilities required by this job
include close vision, distance vision, and color vision.
SCOPE OF RESPONSIBILITY
Decisions made with in-depth understanding and interpretation of
procedures, company policies and business practices to achieve
general results. Responsible for setting department deadlines.
Errors in judgment may cause long-term impact to co-workers,
supervisor, department and/or line of business.
*CBRE carefully considers multiple factors to determine
compensation, including a candidate's education, training, and
experience. The minimum salary for the Supply Chain Coord position
is $33,000 annually [or $15.87 per hour] and the maximum salary for
the Supply Chain Coord position is $41,000 annually [or $19.71 per
hour]. The compensation that is offered to a successful candidate
will depend on the candidate's skills, q ualifications, and
experience.
